What is a Fairway Advantage® pre-approval?

A Fairway Advantage® pre-approval is a fully underwritten pre-approval completed before your borrower starts shopping. Because underwriting is already done, offers move at cash speed, listing agents call you back first, and your buyers compete like cash. For an originator, it is the single most useful tool for winning agent partners.

Of everything in the product set, this is the one originators mention first when they explain why their agent relationships changed.

What it is. A pre-approval where the underwriting happens up front — before the borrower writes an offer, not after. The file is reviewed by an underwriter, so what the listing agent receives is not a hopeful letter; it is a loan that is already approved subject to the property.

What it does for buyers. Their offer competes like cash. In a multiple-offer situation, “fully underwritten” is the difference between being the safe choice and being one of five maybes.

What it does for you. Listing agents learn your name as the lender whose buyers close. That is how referral relationships start — not from a lunch, from a closed deal that was never in doubt.

What sits next to it. Fairway Cash Guarantee® takes it one step further: a guarantee to the seller that the transaction will close even if the borrower’s financing falls through. And Lock It & List It™ lets sellers lock a rate for their future buyer before the home hits the market — a listing tool your agent partners will actually use.

Speed to respond is core value #5. Fairway Advantage® is what it looks like in a purchase contract.
